If a house is overpriced, I will tell you. If your home needs work before it lists, I will tell you that too - kindly, and with a plan.
You will always know what happens next, when, and what it depends on. No surprises at the closing table.
Call, text or email - you get me, not a call centre. Evenings and weekends are when houses get bought, so that is when I work.
Schools, commute times, flood zones, which streets hold their value. The things a portal cannot tell you.
